The Optic is designed to accommodate the needs of dynamic and fast-growing science and tech businesses.

Featuring a three-storey post-tensioned reinforced concrete frame with exposed concrete soffits, the Optic includes a Cat A fit-out comprising of reception areas, toilets, showers, and a feature metal staircase, with sliding pocket doors and large-capacity EV charging points incorporated to meet user demands.

Curtain walling forms the majority of the building’s façade, while roof terraces provide over 2,500 sq. ft for leisure and maintenance, enhancing the user experience. Sustainable elements include a green roof, a large photovoltaic (PV) array, and a steel-cycle store clad in timber.

Developed by British Land in collaboration with SDC and architects Scott Brownrigg, accessibility was prioritised throughout the design.

The inclusion of a draft lobby and staff entrances with powered controls prioritise convenience for users.

Furthermore, the consideration given to including accessible shower rooms, toilets, and a Changing Places cubicle on every floor demonstrates a commitment to meeting the needs of all individuals, including those with disabilities.

The incorporation of sliding pocket doors and a Changing Places cubicle on the ground floor, as recommended by Greater Cambridge Shared Planning Service Disability Conservative Panel, reflects a proactive approach to addressing accessibility concerns and further enhances the building’s access credentials.

 

Targeting an ‘Excellent’ BREEAM rating, The Optic’s carbon footprint has been optimised during construction.

The Optic incorporates recycled materials such as reclaimed raised access flooring, a fully electric energy system, and solar panels.

The new workspace will play a pivotal role in the Golden Triangle’s ecosystem. It aims to attract leading science, technology, and R&D firms by offering cutting-edge facilities and access to one of the UK’s strongest talent pools. Its thoughtful design balances innovation with sustainability, fostering a community-focused and environmentally responsible workplace.

Carl’s career in the construction industry began in 2004 when he joined SDC. Starting in a hands-on role, which later became the blueprint for the SDC Management Trainee Scheme, Carl gained extensive experience across various sectors, including gymnasiums, swimming pools, care homes, and large-scale science buildings. His diverse project involvement included Site Management, Contract Management, and project direction, which helped him develop a comprehensive understanding of the construction process.

In the early years, Carl contributed to projects such as the Sharnbrook School science block, Cardington Court care home, and a road project in Solihull. Despite the challenges of tight margins and economic pressure during the recession, he demonstrated exceptional problem-solving skills, managing complex logistics and leading teams to deliver projects successfully.

A pivotal moment in Carl’s career came in 2012 when he was appointed Construction Manager for a £20 million project at Admiral Insurance in Newport, Wales. Leading a team to deliver three floors of office space ahead of schedule, the SDC team were recognized with the prestigious Admiral Supplier of the Year award. This success propelled him through further leadership roles, including Contracts Manager and ultimately Board Director.

As a Board Director at SDC, Carl oversees key departments such as pre-construction, sales, estimating, and IT. His strategic input has been instrumental in modernising company operations, particularly through digitising processes and improving internal systems. Known for his methodical approach to project management, Carl ensures projects are delivered on time, within budget, and to the satisfaction of clients.

Throughout his career, Carl has maintained a strong commitment to team development and mentorship, fostering an environment of collaboration and growth. His leadership and dedication to SDC’s long-term success have cemented his reputation as a key figure within the company.

Luke became a part of the team in 2007 and has advanced through the company, progressing from his initial role as a Quantity Surveyor to Project Manager, and now serving as Project Director. Over the years, he has accumulated a wealth of experience across every stage of the project lifecycle. This broad expertise enables him to ensure that projects are delivered to the highest quality, on time, while maintaining strong financial oversight throughout. Luke is known for his collaborative approach, working closely with team members and stakeholders to address challenges. His problem-solving abilities and keen attention to detail have established him as a driving force in ensuring the successful delivery of complex projects.

Matt joined SDC in 2004 as a Planner, bringing with him a strong academic background with a BSc in Construction Management. His ability to strategically approach project planning, coupled with his attention to detail and organisational skills, enabled him to quickly make a significant impact within the company. Over the years, Matt’s leadership abilities propelled him through the ranks, ultimately leading to his promotion to Head of Planning. In this role, Matt oversees all planning operations, ensuring efficient and successful project execution across multiple sectors. In addition, he leads a team responsible for 3D modelling and animations. His extensive experience and dedication to excellence have made him a key figure in the continued success of SDC.

Eddie joined SDC in 2013 and is an accomplished construction professional. He has advanced from Quantity Surveyor to Contract Surveyor and now holds the role of Commercial Manager in the Services department. Eddie manages sub-contractor accounts, coordinates project costs, and oversees self-delivery projects from inception to completion. He has a broad range of experience within different sectors, with projects ranging from the construction of student accommodation to state-of-the-art flexible workspace laboratories.
